  • Gas Safe Certificate 
  • NIC, EIC Electrical Safe Certificate

Landlord Checklist

 What we need:

  • Buildings Insurance Certificate which must state DSS or temporary housing accommodation (required annually)
  •  Proof of planning permission for all converted flats, extensions etc. 
  • TR1 / Land Registry Form (required initially)
  • 3 sets of all keys (including windows, front and back doors and letter boxes)


Landlord should consider: 

  • Mail - Arranging redirection of your mail with Post Office. 
  • Cleaning - Ensuring the property and gardens are clean and tidy
  • Consents - Do you have consent from your lender and/or Freeholder? etc.
  • Furnishings - Ensuring the agreed furnishing are in place, and that the correct fire labels are possessed. 
  • Fire Safety - Mains wired smoke alarms
  • Insurances - The Landlord must possess insurance covering 'Temporary Housing Accommodation'. The Landlord is responsible to make the insurer aware that the property is to be let otherwise, your policy may be invalid upon a new claim.
